			<content:encoded><![CDATA[<p>Being unable to see their business through customers’ eyes loses more business than the recession. So says Michael McLaughlin, for twenty-years a business vetting manager for the Guild of Master Craftsmen. The biggest haemorrhage of assets is the loss of goodwill caused by de-motivated staff.</p>
<p>As fast as service providers generate business through imaginative cost effective advertising, they lose it because of poor staff training and management. The average customer can reel off a dozen businesses they no longer frequent because they have been offended by poor customer service. It is the self-inflicted recession that never goes away.</p>
<p>AMERICAN BEST PRACTICE</p>
<p>The chairman of an American car making giant was the first to see the light. He couldn’t understand why Japanese rivals were outselling his company’s equally good products. Delegating members of his staff as make believe customers he sent them to his firm’s dealerships   …    and to Japanese outlets.<br />

He was shocked by the culture of complacency in his own firm’s showrooms when compared with the customer-friendly ‘can do’ response of his Japanese and South Korean competitors.</p>
<p>Setting up a department of mystery shoppers; their brief was to identify poor service when judged from a customer’s perspective. He then aimed to find problems and to rectify them before customers voted with their feet.</p>
<p>He added a complaints department that actually listened to customers, acted on their complaints; identified and repaired problems so they didn’t recur. The head of another corporation said: ‘Today there isn’t much difference in products; it is service that counts.’</p>
<p>THE BUSINESS LITMUS TEST</p>
<p>McLaughlin sets out a test for business owners: Write down the number of businesses you and your staff members no longer support, not because their products are inferior but because their service leaves you disappointed. He says he can think of a dozen with the highest proportion being restaurants, though interestingly the Chinese eateries score high marks. </p>
<p>Main complaints are incompetent, inattentive or surly waiting on staff; a shoulder shrugging indifference to meals delivered late or badly cooked, poor value for money, and a lack of entertainment.</p>
<p>Other offenders are town hall and local authority quangos. He says they should remember their monopoly does not justify poor customer service. If their salaries are sourced from their customers’ bank accounts then they have a duty to work to the highest standards of customer service.</p>
<p>The former quality assessment expert says business owners can build and retain custom by inviting friends, unknown to staff, to give their honest opinion after using his services.  He says; “By all means tell the staff of your intentions. In my experience they respond well when they are involved without threat but with rewards for customer building service.”</p>
<p>Business owners,” he adds, “should heed the wise words of the Scottish poet, Robbie Burns: “The greatest gift that God can give us; to see ourselves as others see us.”<br />

The Resolution 55/282 was adopted at the fifty fifth session, 7th September 2001, 11th plenary meeting, by the competent organ of the United Nations.<br />
The General Assembly directed to in writing the subsequent declaration.<br />
"Invites all Member states, organizations of the United Nations system, regional and non-governmental organizations and individuals to commemorate, in an appropriate manner, the International Day of Peace, including through education and public awareness to co-operate with the United Nations in the establishment of the global ceasefire. "<br />
The International Court of Justice shall be the principal judicial organ of the United Nations.<br />
The International Court of Justice shall function in accordance with the annexed statute, which is based upon the statute of the Permanent Court of International Justice.<br />

It has the legal capacity necessary for the exercise of its functions and the fulfilment of its purposes.<br />
I do urge the cessation of violence.<br />
Each state has the duty to co-operate with one another irrespective of their differences in their political, economic, and social system, in the various sphere of international relations, in order to maintain international stability and progress, the welfare of nations and international co-operation.<br />
The General Assembly shall initiate studies and make recommendation for the purpose of securing international cooperation in the economic, social, cultural, educational and health fields.<br />
The Security Council shall determine the existence of any threat to the peace, breaches of the peace or act of aggression.<br />
Armed Forces shall not be used.<br />
Each State has the duty to refrain from military, economic, political or any other form of coercion against the political indipendence or territorial integrity of any state.<br />
Each state has the duty to comply in full and in good faith with its international obligations under the principles of international law.<br />
Each state has the duty to build mediation, conflict prevention and post-conflict peace-building mechanisms.<br />
I do urge the cessation of aggression.<br />
All states shall pursue in good faith negotiations for the conclusion of a universal treaty on complete disarmament.<br />
States shall settle their international disputes by non-violent mediums.<br />
To draw diligence and respect to the aforesaid objective I have demanded the attention of bodies concerned.<br />

			<content:encoded><![CDATA[<p>I watch as Guardia Civil officers enter the lively restaurant whilst ignoring the Chinese sellers of bootleg CDs standing in groups outside. Identifying the eatery’s owner they tell him in no uncertain terms that he must stop the live music or he will be closed down.</p>
<p>The officers’ visit leaves tourists and diners crestfallen. They came to enjoy the sub-tropical atmosphere and entertainment. Shaking their heads in silence they look at each other resignedly as the truth sinks in.</p>
<p>Nothing underscores better the reason why tourists are deserting the Costas in their millions. A festering culture of antipathy towards tourism and la dolce vita Spanish-style has set in.  Reason seems to have deserted the policy makers.</p>
<p>A fellow diner says: “If their purpose is to return Benidorm to fishing village status they could hardly do it better. There is no need for eastern Mediterranean resorts to pass the brown envelopes in pursuit of high-spending tourists: the Spanish do it unpaid. They are misguidedly reversing the gains of decades.”<br />

TURKISH DELIGHT</p>
<p>Compared with Mediterranean Spain (- 22%) Greek tourism has dropped by a much more palatable 7%. Turkish tourism is actually up by 3.59%. In 2008 Turkey attracted 26.4 million visitors.</p>
<p>Because they actually encourage a holiday atmosphere Turkish restaurants are far livelier than are their Spanish rivals. Here on the Costas, even on a Saturday evening, most bars and restaurants struggle to fill just a few tables; good quality live music is virtually non-existent.</p>
<p>Those filling the rival Turkish and Greek resorts are not new to tourism. I suspect that most of them were weaned on the Costas, but given the choice of value for money and eastern Mediterranean joie de vivre, who could blame them?</p>
<p>DEATH WISH SPAIN</p>
<p>The French authorities reacted to the need to boost tourism by reducing VAT from 19.6% to just 5.5% in the restaurant industry. A Parisian restaurateur speaks for many when she says diners are now coming seven times a month instead of four or five times.</p>
<p>On the face of it this is a lot of money for any government to lose but the deal is that, in return, the industry agrees to drop its prices accordingly; and to employ a further 40,000 workers. The extra taxes paid by this new working army will offset those losses.</p>
<p>Ireland set the example: Years ago they drastically cut the hotel industry’s VAT obligations. It was a smart move that attracted so many additional tourists the Government actually increased its income.</p>
<p>THE SOUND AND PRICE OF SILENCE</p>
<p>In sharp contrast Spain’s tourist strategy appears anti-tourist. A ridiculously low 35 decibel level is imposed on venues; a busy bar’s chatter can be as high as 75 decibels. It requires only one resident or spiteful competitor to complain, and the police with Taliban zeal arrive to stop the enjoyment.</p>
<p>On the roads the travelling tourist runs a high-fine judicial gauntlet. If they manage to make it to the beaches a simple ball game or ‘after hours’ soiree can cost more than the holiday itself.</p>
<p>Barrie Breton, keyboard player of the eclectic Dynamic Touché duo says; “It is madness. At least when Franco was in charge there was a consistency and greater liberalisation.”</p>
<p>Banned from playing their popular gigs at the Punto Marina plaza, diner Phil Heath adds: “There are 14 units here; five are empty and another two have only the staff in attendance. On the lower section, of fourteen units only four are open. It’s madness!”</p>
<p>To paraphrase George Orwell: “Maybe they will see the writing on the wall only when their backs are up against it.” For most restaurateurs their backs are already up against it as they struggle to survive the tourist Taliban.</p>

Handing in the keys by hard pressed homeowners unable to meet their mortgage payments can lead to collateral damage that worsens the problem.  The banks, the biggest unwilling estate agents in the UK and Spain are not happy. Repossession proceedings are time consuming and expensive. The procedure can take up to three years and there is the additional haemorrhage of lost interest and legal fees.</p>
<p>The legal procedure known as a Dación en Pago may be a better option for the defaulter who may otherwise face years of legal wrangling and even bankruptcy: The outstanding mortgage is still an obligation as are the additional costs in the event of default.</p>
<p>Put simply it means surrendering the keys to the bank by formal declaration before a notary. In return the bank agrees to cancel the balance owing and release the mortgage holder from further liability.<br />

<strong>A CLEAN SHEET</strong></p>
<p>The credit consequences of the cancelled debt do not transfer. If the defaulter returns to their own country they can start off with a clean sheet.</p>
<p>The Dación en Pago is established by Article 1.175 of the Spanish Civil Code (SCC) and the transfer, unless otherwise agreed, is limited to the value of the mortgage which corresponds to the value of the property. <p><strong>GET OUT OF PRISON?</strong></p>
<p>There are three important requirements for the Dación en Pago to be acceptable: The borrower should not have already defaulted. The lender should not have already commenced repossession proceedings. Thirdly, the property should not be in negative equity exceeding (as a rule of the thumb) 20 per cent if it is to be considered.</p>
<p>There is no obligation on the bank to accept the Dación en Pago solution but there is equally good reason for their doing so. As commonsense suggests these procedures must be conducted by legally qualified professionals.</p>

			<content:encoded><![CDATA[<p>The El Mundo daily newspaper has been running a series of surveys of its readers to find out what they think of various aspects of national life at the end of the first 30 years of democracy. Some of the results have been very damning, but it's doubtful that the politicians will take much notice of them. Contrary to popular belief, the Spaniards are not indifferent to corruption in high places and know exactly where to place the blame: Socialist politicians, local builders of all political parties and local councils of all political hues. More than 27% said the current Socialist government was more corrupt than the first one under Felipe Gonzalez (24%). Only 14% said the Partido Popular government headed by José María Aznar was corrupt. More than 62% said the politicians were the most corrupt, followed by the judiciary (14.4%) and the media (9%). As for politicians, the most corrupt were those in local government. On the economic front, nearly 60% thought the construction was the most corrupt, followed by the banks (18%). Nearly 80% want to Constitution changed in order to put limits on the nationalist parties while at a local level, the party that gets the most votes should form the local council, doing away with alliances between minority parties. And two thirds of those question said they did not believe that the whole truth about the 2004 Madrid bombings had been told.</p>

<p><strong>I have worked in customer service for over 12 years of my life.<br />
I new I had seen it all but its different working in customer service than being a customer that requires service.</strong><br />
My experience at the NIKE store on line gave me a new meaning of customer service.<br />
At my former employers we were always told to go above and beyond to help the customer and as well make sure we rectify a situation especially if we can see that it is our fault.<br />
Obviously NIKE does not operate on the same code of ethics.<br />
Its bad enough that this is the same company that was underpaying overseas employees that were children<br />
but to also give bad customer service after rebuilding your name is really not the smartest thing to do.<br />
My experience with NIKE has been the worst experience involving customer service in my life.<br />
I went to NIKE's website NIKE.COM and ordered a pair of shoes as a gift for a close friend of mine but I put in the wrong size.<br />

Antonio Rodriguez Leal said the province would need 40% more rain above the annual average of 560 litres per square metre, that is, 800 litres per m2 to fill the reservoirs, which are still too low.</p>
